Frequently Asked Questions

How long does an EICR last?

For rented homes in England, an EICR is normally required at least every five years. However, the electrician may recommend an earlier inspection based on the age, condition or use of the electrical installation.

Do I need a new EICR for every new tenancy?

Not normally. If the existing EICR is still valid and does not require remedial work or further investigation, it can usually be used for the new tenancy. The new tenant must receive a copy before moving in.

Is an EICR certificate the same as an EIC?

No. An EICR reports on the condition of an existing electrical installation. An Electrical Installation Certificate, or EIC, is normally issued after a new installation, rewire or other qualifying electrical work.

What do the EICR codes C1, C2, C3 and FI mean?

C1 means danger is present. C2 means a potentially dangerous condition has been found. C3 means an improvement is recommended. FI means further investigation is required without delay.

Does a C3 code make an EICR unsatisfactory?

No. A C3 observation is a recommendation and does not make an EICR unsatisfactory by itself. An EICR is normally unsatisfactory when it contains a C1, C2 or FI observation.

How long do landlords have to complete EICR remedial work?

For rented homes in England, required remedial work or further investigation must normally be completed within 28 days, or sooner if the report states a shorter period. Written confirmation should then be provided as required.

Does a plastic consumer unit automatically fail an EICR?

No. A plastic consumer unit does not automatically make an EICR unsatisfactory. The electrician will assess its condition, location and whether there are defects that could affect electrical safety.

Do I need an EICR to sell my house?

An EICR is not normally a legal requirement when selling a home in England. However, a buyer, conveyancer or mortgage provider may request one, particularly where the electrical installation is older or its condition is unknown.
