Fire Alarm Testing Responsibilities

Under the Regulatory Reform (Fire Safety) Order 2005, the Responsible Person must ensure fire alarm systems and other fire safety equipment are maintained in an efficient state, in efficient working order and in good repair for relevant premises in England and Wales.

Testing and servicing should follow the applicable part of BS 5839, the fire risk assessment, system design and manufacturer’s instructions.

Routine tests, servicing, faults and corrective action should be recorded in the system logbook where applicable.

Many non-domestic fire alarm systems should receive a routine test each week. Professional inspection and servicing is normally required at least every six months. The correct schedule depends on the system, property, fire risk assessment and manufacturer’s instructions.

Is weekly fire alarm testing a legal requirement?

The Regulatory Reform (Fire Safety) Order 2005 does not set a specific weekly interval. It requires the Responsible Person to keep fire safety equipment properly maintained. Weekly testing is recognised guidance for many non-domestic systems and helps show that the alarm is being regularly checked.

Which UK fire alarm testing regulations apply?

Fire safety duties for relevant premises in England and Wales come mainly from the Regulatory Reform (Fire Safety) Order 2005. BS 5839-1:2025 covers non-domestic systems, while BS 5839-6:2019+A1:2020 covers domestic premises. The correct standard depends on the property and system.

Will I receive a fire alarm testing certificate?

Do fire alarm tests need to be recorded in a logbook?

Yes. Weekly tests, professional servicing, faults, false alarms and repairs should be recorded. These records help the Responsible Person track the system’s condition and provide evidence that fire safety arrangements are being managed.

What happens if my fire alarm system fails testing?

The report will explain the faults found and any recommended action. Repairs should be arranged promptly, with urgency based on the fault and level of risk. Temporary safety measures may be needed where an important part of the alarm system is unavailable.

Will the fire alarm sound during the test?

Usually, yes. The alarm may sound briefly while devices and outputs are checked. Occupants should be warned beforehand, and any alarm receiving centre should be contacted where applicable. The engineer will aim to keep disruption to a minimum.
