Gas Safety Responsibilities

Under the Gas Safety (Installation and Use) Regulations 1998, landlords must ensure that gas appliances, flues and pipework provided for tenants are maintained in a safe condition.

A Gas Safe registered engineer should carry out a gas safety check every 12 months, and a valid Landlord Gas Safety Record, commonly called a CP12, must be provided to tenants.

Records of each gas safety check must be kept, and any unsafe appliances or defects should be addressed promptly.
